Butter sides of sauce pan (unless using non-stick).
Butter the pan you will be pouring your fudge into - set aside.
Put the first 5 ingredients in your sauce pan and bring to a gentle boil over medium high heat - making sure to stir constantly. When it comes to a boil set your timer and cook for 5 minutes. It will puff up and then settle down.
Remove from heat.
Stir in the chocolate chips and vanilla until smooth.
Pour into your prepared pan.
Chill for about 2 hours or longer (until hard).
***Optional...add 1/2 cup chopped nuts when you add the chips & vanilla.
